Professionally Crafted Photos Will Help Sell Homes 32% Faster!
According to an article published by "Realty Today", research by VHT Studios, shows that listings displayed using quality photos, crafted by a professional who specializes in Real Estate Photography, will sell 32% faster than those using other methods.
How Many Photos Do You Need
Too many photos can take away from the mystique of the house, and too few photos can make a buyer think you're hiding something!
According to a study published by Point2.com there is an optimal range for how many photos should be displayed!
The research showed that a listing with between 10 and 15 photos has the best chance of generating the most leads, and listings with up to 20 photos get just as much traffic as listings with 50 or more photos.
In our experience, the optimal number is from 15 to 25 photos. Obviously, the number is also dependent on the size of the house, how many photographable rooms there are, and how many exterior views are important to the story.
Quality Photos Take Time!
Instead of just running in and snapping off a few random shots and leaving as quick as possible, we use a repeatable proven method for producing the highest quality professionally crafted images possible.
Listing photos should invoke an emotion that leads a potential buyer to say "I have got to see this home!"... not - "what the heck is that?".
The first thing we want to do is make sure the home is styled for a photoshoot - it's a little different from the staging done for showings, and we can help with that.
The next most important thing is to take the time needed to ensure the best quality images of the home are produced. Great care is taken to ensure that images of important features, such as lake views or architectural details, grab the attention of prospective buyers.
To obtain the best quality finish, our photos are put through a rigorous final editing process to ensure each image is sharp and clear, walls are straight, window views are clear where appropriate, color is balanced, and the size and resolution are optimized for MLS and Internet viewing.
The end result is professional real estate photography that will grab a buyers attention and make your listing stand out above the competition!
The Basics of Making a Professional Photo
Attention to detail is how we achieve the best possible images for your marketing! We start by doing a walkthrough of the home to make a mental shot list, determine what lighting is needed, and if any styling tweaks are needed. Each shot is then carefully composed by choosing the best angle, focal length, and perspective, for each scene.
To achieve the best color and dynamic range for each shot, we use off-camera flash in concert with the available ambient light, ensuring all the important details are captured. Each scene is methodically shot to enable the use of special layering and compositing techniques during the editing process.
The photography process may take 1 to 3 hours, or more, depending on the size of the house. For a quality finish, each image is individually reviewed and edited on a color calibrated monitor using Lightroom and Photoshop.
