What Is Your Availability As Far As Scheduling A Photoshoot?

Appointments are made on a first-come, first-serve basis. While every effort is made to accommodate your needs, scheduling will be more successful with as much advance notice as possible. Three business days is preferred, as that gives the homeowner time to prepare for photos and gives you the best window for scheduling. A photo session may take from 1 to 4 hours depending on the size of the property and the type of service ordered.

What is your turnaround time?

With high quality service, photos will be delivered via an emailed link to a Dropbox folder within 2 business days. Video and 360 Home Tour products may take 3 business days or more. Other Product delivery times will be quoted at time of scheduling.

How many pictures do I need?

Good Pictures are one of the keys to having more web “hits”, longer web views, and ultimately, quality showings.

Too many photos can take away from the mystique of the house, and too few photos can make a buyer think you’re hiding something!

According to a study published by Point2.com there is actually an optimal range for how many photos should be displayed!

The study showed that a listing with between 10 and 15 photos has the best chance of generating the most leads, and listings with up to 20 photos get just as much traffic as listings with 50 or more photos.

In our experience, the optimal number is from 15 to 25 photos. Obviously, the number is also dependent on the size of the house, how many photographable rooms there are, and how many exterior views are important to the story. There really is no need to use 100 pictures just because that’s what MLS allows!

We strive to take as many photos necessary for telling the story of the house… without giving up the plot!

Do I have to be at the photoshoot?

As a member of the Columbia CMLS, we offer you the convenience of you not having to take time out of your busy schedule to provide us access to the property as long as there is a CMLS Lockbox on the property.

Will you take pictures that aren't dark and fuzzy or yellow looking?

Absolutely! We guarantee our photos will be bright, in clear focus, and free of distracting yellow color casts (unless it’s the actual color of the room). We also take great care to provide photos with vertically correct interior and exterior walls.

Do you offer seasonal re-takes?

Yes! We will provide complete exterior re-takes to update for a seasonal transition for $75.

Do you offer holiday re-shoots?

Yes! If you have a home that was decorated for a particular holiday we will do a discounted re-take after the decorations have been removed. Holiday re-takes are $50 plus $5 per photo.

What if I need to reschedule?

If cancellation or rescheduling is necessary, please give us 24 hours notice. Appointments that are not canceled or rescheduled 24 hours or more prior to the appointment are subject to a $50 cancellation charge.

What if the weather is bad?

The quality of your photos is priority #1.

Rain /Snow /Sleet will result in poor quality exterior photos. So, in case of inclement weather on the date of your appointment, we can either reschedule the entire photoshoot or reschedule the exterior session and continue with the interior session with the exception of any exterior views from the interior that are better taken on a clear day.

Appointment delays due to weather will not be subject to a cancellation fee.

Can I get good pictures even if it's a smaller house?

We offer two levels of quality for your convenience. Regardless of the level you choose, we deliver the best quality photography possible for the chosen level, regardless of size or price of the property.

I will own the photos you take, right?

Our policies toward photo ownership are based on Federal Copyright laws. You will own a license to use the photos for marketing the home for as long as you have the home listed. We retain the copyright/ownership of all photos. If you need something beyond our normal license agreement, we are happy to work with you on any special licensing and “per photo” usage terms you may need, such as extended advertising or portfolio use.

Can you enhance photos that I take of my listing myself?

We do offer photo editing services using your own photos, however, certain criteria need to be followed for producing edits of the photos you send us. Click here to ask us for details.
