How important is it to use high quality real estate photos for MLS… or is it even relevant?

Using top quality professionally crafted real estate photography for the MLS may seem like over-kill and even an unnecessary expense to most real estate agents. But if your goals are to obtain more listings, sell homes faster for more money, attract buyers shopping on the Internet and keep those buyers engaged on your web site… then yes, using top quality real estate photography on the MLS is very relevant and important!

Consider this – real estate photos submitted to the MLS don’t exist in a vacuum… the MLS automatically syndicates to 100’s of Internet sites, including major sites like Zillow, Trulia, and Realtor.com, where hundreds, if not thousands, of potential buyers and potential sellers will see them !

The importance of this is that buyers are using the photos as a quick way to keep or toss a potential home purchase. The best photos always win.

Quality Real Estate Photography Helps Agents List and Sell More Homes

When a home is listed, one of the first things the neighbors do is to head to the internet to check out the pics. Prospective home sellers are searching the net specifically looking for listing agents who have the best photos because they know that photos of their home must be the best possible in order to compete.

Photo Quality Will Degrade When Processed by MLS

Also often overlooked is that when photos are sent to MLS, the photo quality “dumbed down” by MLS and even more so by other internet sites they are syndicated to. This is so they can save space on their computer disks. So if the photo quality is not good to begin with, it gets even worse after MLS gets done with it.

There are two good ways to combat this. One is to use quality photos to begin with that are correctly sized at the optimal resolution. Two is to use high quality, high resolution photos in a virtual tour not affected by MLS.

Virtual tours allow more photos, larger photos, and higher resolution photos. Just be sure to use a tour that loads fast, doesn’t use those outdated nausea inducing “spinning room” photos, and has a volume control for music – nothing loses a buyer faster than having to wait on the tour to load, getting blasted by loud music when it finally does load, or getting dizzy watching a wobbly photo go side to side or round and round.
